Q. What are my voting rights in the condominium association?
A. You are entitled to one (1) vote per unit. Voting shall be in accordance with the provisions of Florida Statue 718.112(2)(d) 3.
Q. What restrictions exist in the condominium documents on my right to use my unit?
A. Each unit is restricted to residential use only as a single-family residence
Q. What restrictions exist in the condominium documents on the leasing of my unit?
A. No unit owner may sell or lease a unit without the approval of the buyer/lessee by the Association. No transient accommodations are permitted. The minimum lease time is three consecutive months. All buyers/lessees need to attend orientation prior to closing and moving in. The following documents are required two weeks prior to orientation. Applicant Compilation, Intent to Sell or Lease, Occupancy Application, Contract for Sale or Lease, Vehicle Registration Certificates and Driver's license(s), Pet Registration, Inoculation Certificate and License from Martin County, and a orientation fee of $100.00. For a lease an additional Common Area Security Deposit of $500.00 (two separate checks).
Q. How much are my assessments to the condominium association for my unit type, and when are they due?
A. Assessments are due quarterly. The 2018 assessments are as follows:

Q. Do I have to be member in any other association? If so, what is the name of the association and what are my voting rights in this association and what are the assessments?
A. Yes. The Association is required to be a member of the Martin Downs Property Owners Association (MDPOA). Portions of the quarterly assessments paid to the Condominium Association include fees payable to MDPOA. MDPOA does not assess individual units directly.
Q. Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually? A. No.
Q. Is the condominium association or other mandatory membership association involved in any court cases in which it may face liability in excess of $100,000? If so, identify each such case.
